$7 million Lake Norman mansion for sale in Mooresville

A Lake Norman couple has put their waterfront mansion in Mooresville on the market for nearly $7 million, their real estate broker said Friday.

Stephen and Susan Kromer are selling their 6.5-acre estate because they bought another lot on the lake where they plan to build a slightly smaller home, Josh Tucker of Charlotte-based HM Properties told The Charlotte Observer. Their youngest child is grown and has moved out, he said.

Stephen Kromer is a retired longtime executive with Koch Industries, the multi-national conglomerate based in Wichita, Kansas, Tucker said. Susan Kromer is an interior designer who owns Susan Kromer Design Inc., with offices in Wichita and Mooresville.

A sale for that price would represent the second-highest home purchase in Iredell County, Tucker said. The top-sold home on record is just two doors down from the Kromers’, Tucker said: The $7.5 million Grand Lac Chateau.

Carolina Panthers’ NFL star Christian McCaffrey and his actress-model girlfriend, Olivia Culpo, are believed to have purchased Grand Lac Chateau, the Observer reported in 2020.

Tucker, who also was the broker on the Grand Lac Chateau sale, has said a non-disclosure agreement he signed with the buyer of that mansion bars him from identifying the person.

Tucker and HM Properties colleague Heather Gibbs are the Realtors selling the Kromers’ 8,834-square-foot home on Quiet Waters Drive, off Tennessee Circle and Fern Hill Road on a northern part of the lake.

World travels influenced design

The Kromers were traveling to a family wedding out of state on Friday and were unavailable for comment, Tucker said. The couple permitted him to speak in their behalf, he said.

The mansion includes design features influenced by the couple’s worldwide travels that came with Stephen Kromer’s executive roles with companies affiliated with Koch Industries, Tucker said. They spent four years in Shanghai, China, for instance, he said.

“They love Shanghai,” he said.

They also love Lake Norman, ever since they searched about a decade ago for a home on a recreational lake on the East Coast, and eventually the Southeast, according to Tucker.

They bought the property in 2013 and moved into their custom home in 2017. Susan Kromer designed the interior, while Charlotte-based Frank Smith Design Inc. did the architecture and Mooresville-based Kearey Builders was the general contractor, Tucker said.

‘Living porch’ among indoor features

The home includes five bedrooms, six full bathrooms and three half-bathrooms, according to its listing on HM Properties.com.

Exterior features include an infinity edge saltwater pool with a spa, lap lane and a nearby fire pit with built-in seating.

A raised bed vegetable garden, fixed pier, covered dock with boat slip and lifts, and a 620 concrete block sea wall are additional outdoor features.

The glass front entrance of the mansion opens to a marble foyer and a great room with a Travertine fireplace.

A “living porch” in the home features a stone fireplace, a grill and LaCantina Doors that open to the lake.

The interior also includes a finished, walk-in attic, an elevator, garage shop, garden tub, kitchen island, open floor plan, tray ceiling, wet bar and walk-in pantry, according to its listing.

The chef’s kitchen features a coffered ceiling, Sapele wood custom cabinetry, a center island, quartzite countertops, porcelain back-splash and stainless steel appliances.

Architectural details include a hardcoat stucco and stone accent exterior, 10-foot ceilings, pre-engineered wood floors, Home Automation throughout the mansion, French doors, an elevator, a lake-fed irrigation system and a well 600 feet deep.
